All REALTORS are governed by the legal concept of "agency".  An agent is legally obligated to look after the best interests of the person he or she represents.  The agent must be loyal to that person.

Over 98% of people buy a home with the help of a real estate agent.  You have a choice to use the agent selling the home (the name on the for-sale sign), or you have the choice of having a Buyer's Agent represent you.  The Listing Agent is obligated to look after the best interests of the Seller and to get his Seller top dollar for the listing.  This is also what you would expect from your Selling Agent.

He will also disclose property information...even reasons not to buy.

The Buyer's Agent may also become your Selling Agent if you also have a home to sell.  Once again, as your Selling Agent, they will guide you through the process, educate you on selling,  and represent your best interests.
